Currently, many homeowners are facing daily difficult decisions between which basic needs to fulfil. Because of the needs of homeowners in the community, Housing Counseling Agencies have been challenged with adjusting their priority of services to focus on mortgage delinquency and foreclosure prevention counseling. Section 1: Establishing a Foreclosure Ready Agency
As agencies respond to the urgent needs of homeowners within their communities, they must do so while complying with HUD’s expectations. According to HUD’s guidelines, there are specific elements, which programs must incorporate when offering mortgage delinquency and foreclosure prevention counseling.

Section 2: Fundamentals of Foreclosure Counseling
Providing one-on-one foreclosure prevention and mortgage delinquency counseling is new territory for many new and seasoned counselors. The priority of services within agencies have shifted without much notice and counselors are expected to respond by providing intensive counseling sessions with confidence.

Section 3: Rebuilding After Foreclosure
For many homeowners, the tools utilized during the rebuilding phase are critical to their success and long-term stability. After foreclosure, counselors are tasked with using tools and resources to create a road map that will ultimately help clients accomplish their housing and financial goals.

• Dealing with the aftermath of foreclosure
• Tools for rebuilding
