SUMMARY:Virtual Learning Foreclosure Training
DESCRIPTION:Currently\, many homeowners are facing daily difficult decisions between which basic needs to fulfil. Because of the needs of homeowners in the community\, Housing Counseling Agencies have been challenged with adjusting their priority of services to focus on mortgage delinquency and foreclosure prevention counseling. Is your agency capable and ready to provide these services and meet the needs? \nSection 1: Establishing a Foreclosure Ready Agency\nAs agencies respond to the urgent needs of homeowners within their communities\, they must do so while complying with HUD’s expectations. According to HUD’s guidelines\, there are specific elements\, which programs must incorporate when offering mortgage delinquency and foreclosure prevention counseling. \nYou Will Learn: \n\nHUD’s expectation of agencies\nSetting realistic expectations for counselors\nProviding housing counselors with a road map for training and preparation\n\nSection 2: Fundamentals of Foreclosure Counseling\nProviding one-on-one foreclosure prevention and mortgage delinquency counseling is new territory for many new and seasoned counselors. The priority of services within agencies have shifted without much notice and counselors are expected to respond by providing intensive counseling sessions with confidence. \nYou Will Learn: \n\nForeclosure defined\nUnderstanding the foreclosure process\nBasic elements all housing counselors need to know\n\nSection 3: Rebuilding After Foreclosure\nFor many homeowners\, the tools utilized during the rebuilding phase are critical to their success and long-term stability. The Coalition is pleased to present a webinar taking a deeper dive into some of the recent changes and “hot topics” in the housing credit world. Mark Shelburne of Novogradac Consulting\, an expert in state and national housing policy\, will present the significance of four low-income housing tax credit topics:· \n\nProposed average income regulation\,\nThe new 4% minimum rate\,\nIRS Notice 2021-12\, and\n2021 preliminary applications.\n\nThis is a free\, members-only event. SUMMARY:Effective Rental Counseling
DESCRIPTION:This course was created to make sure the counselor and housing agency are in full compliance with HUD and National Industry Standards for rental counseling. The participant will learn the best practices\, tools and resources necessary to conduct an efficient and effective virtual or in-person rental counseling session. The course will include an activity designed to help them create a strategy to assist our communities post-COVID-19 rental moratorium. The class will be interactive and engaging wrapping up with everyone participating in a mock session. Therefore\, all participants should be prepared to have their cameras and microphones on. \nLearning Objectives:\n1. Effectively use tools for virtual counseling and in-person sessions.\n2. Identify national and local COVID-19 resources to assist clients post rental moratorium.\n3. Conduct a HUD compliant rental counseling session from the intake to conducting a lease review and wrapping up with assisting clients through the eviction process. \nThis training is free to members of the North Carolina Housing Coalition.\nPlease Note: You must be logged into your Coalition membership account to access free registration. \nRegistration is closed.
